— Reserving an Apartment at Amara
To secure an apartment, a reservation deposit is required. This deposit is held in accordance with legislative requirements and is fully refundable during the applicable cooling-off period and in accordance with the terms of the Residence Contract.
— Monthly Recurrent Charges
Residents contribute to the day-to-day operation and maintenance of the village through a monthly recurrent charge.
This contribution assists with the ongoing operation of the community and may include:
- Village management and administration
- Maintenance of common areas and shared facilities
- Building insurance
- Council rates and water charges (where applicable)
- Utilities servicing common areas
- Lifestyle, wellbeing and community amenities
A village budget is prepared annually and presented to residents in accordance with the Retirement Villages Act. This process ensures transparency and provides residents with the opportunity to review and provide feedback on the proposed budget.
— Departure Fee
When a resident permanently leaves the village and the apartment is relicensed, a Departure Fee (also known as a Deferred Management Fee or DMF) becomes payable.
The Departure Fee supports the ongoing management and sustainability of the village and contributes towards:
- Professional management and operation of the community.
- Refurbishment and presentation of the apartment prior to relicensing.
- Investment in the ongoing maintenance and enhancement of village facilities and amenities.
The specific Departure Fee applicable to your apartment, together with details regarding the repayment of your ingoing contribution, will be clearly outlined in your Residence Contract and explained in detail before you enter into any agreement.
